About project
Ad creatives for the marketing campaign of the Erwin Hall residential complex. The goal was to communicate the property's premium character and unique location advantages without falling into the «luxury» clichés that have flooded Ukrainian real-estate marketing.
Challenges
Most premium-segment real-estate ads in Ukraine look the same: gold columns, marble, black-and-gold palettes. Erwin Hall is different — modern architecture, natural materials, open spaces. The creatives had to convey that contrast: premium without pomposity.
Solutions
I built a visual system around contrasts: the clean architectural lines against warm material textures, static plan-view renders against living lifestyle shots of residents. The palette is warm beige, soft green, and graphite. Typography pairs a modern serif for headlines with a sans for details. Every creative uses one grid that adapts smoothly from Instagram stories to billboards.
Design
Every creative follows the same logic: one strong visual takes 60–70% of the area, the headline is a single short sentence with a concrete promise (not «luxury», but «a private courtyard with no cars»), and one dominant CTA button. No information overload — the creative is a hook, not a brochure.

Development
All layouts prepared in Figma with ready variants for 12 platforms and formats: Facebook/Instagram feed and stories, TikTok, YouTube pre-roll, Google Display banners, OLX, dom.ria, 6×3 and 12×3 billboards, glossy magazine print. Motion variants delivered as separate lottie files that ship on the website without heavy MP4 assets.
Result
In the first six weeks of the campaign the client booked +43% sales-team leads and a CTR 2.1× the industry benchmark. The creatives are easy to refresh for new promotions without a designer — the system is built for the developer's marketing team to operate it on their own.
